Full Details

UNDER OFFER-Landmark country house in approx 20 acres overlooking private loch.

Castlehill is a substantial country house built in the 1930s in a magnificent woodland setting with paddocks and a private loch.

Castlehill House occupies a beautiful elevated position about ten miles from Glasgow city centre and about a mile and a half from the historic conservation village of Eaglesham.

The accommodation comprises:

Timber storm doors open into a vestibule with quarry tiled flooring and a glazed door opening into a bright, wood panelled reception hallway with a large store cupboard under the stairs. There is a cloakroom off the hallway with a separate wc compartment. The drawing room faces south with a picture window taking advantage of the beautiful view over the garden and the loch.

A glazed door leads to a greenhouse on the east wall of the house. The sitting room next door also has a picture window with the same lovely outlook, and a door to the garden. Both rooms have open fireplaces. There is a spacious dining kitchen with a good range of modern floor and wall mounted units, integrated appliances, a built in larder and a door to the utility room with original double Belfast sink unit and an external door. The utility room has sliding doors to an inner hallway off which are a shower room, a substantial store cupboard and a split level study with a fine northerly view to Glasgow and the Campsie Fells.

On the first floor the three principal bedrooms are south facing, overlooking the loch, while the fourth bedroom looks north towards the city and the Campsie Fells. Two of the bedrooms share an interconnecting bathroom with wc, bidet, pedestal wash hand basin and bath with tiled surround. All three front bedrooms have fitted wardrobes. The family bathroom has an art deco style suite, requiring renovation. There is a walk in linen store off the landing and a further large, built in store.

Outbuildings:

Double garage with power and light and remote controlled door, timber outbuildings and general stores.

Gardens and grounds:

Castlehill House faces south west overlooking its private loch which is surrounded by deciduous and evergreen woodland providing a beautiful outlook. The front garden leads directly onto the loch and is mainly lawned with crescent shaped flower beds. Adjacent to the house is a vegetable garden. There is a private road (0.4 miles) through adjacent farmland leading to the house. There is a paddock and field suitable for grazing. The loch, which has a jetty is also stocked with trout. The grounds extend to about 20 acres. Ample parking to the rear of Castlehill House.

Newton Mearns is some three miles to the north west and East Kilbride is about six miles away. Glasgow city centre is approximately 20 minutes drive (in normal driving conditions) and both Glasgow and Prestwick Airports are within easy reach.

It is probable that there has been a place of worship in Eaglesham since the 5th or 6th century. In the 17th century it was a small kirktoun and the present village was developed from 1769 by Alexander Montgomerie, 10th Earl of Eglinton. Many of the buildings within Eaglesham are listed and the village was designated Scotland’s first outstanding conservation area in 1960. Eaglesham is served by a renowned primary school, churches, a library and a wide variety of local services such as garage, shops, library, doctors, dental surgery, restaurants and tea rooms. There are a number of secondary schools in the surrounding area, including Williamwood High School, Mearns Castle High School and St Ninian's High School, while some of Scotland’s finest private schools, such as Belmont House School, Hutchesons' Grammar and Craigholme, are easily accessible on the south side of Glasgow. Williamwood, Mearns Castle and St Ninian's are understood to be amongst the highest performing state schools in Scotland.

Newton Mearns provides excellent amenities including healthcare centres, banks and libraries and a broad range of supermarkets including a branch of Waitrose, local shops and restaurants. Sports and recreational facilities include Parklands Country Club, Bonnyton, Williamwood and Whitecraigs Golf Clubs, a number of private bowling and tennis clubs, and East Renfrewshire Council's own excellent sports and leisure facilities at Eastwood Toll.

The countryside around Castlehill House offers quiet country lanes and opportunities for fishing and horse riding.
